Why 11 months?
Under the Registration Act, a lease for 12 months or more must be registered at the sub-registrar office with stamp duty and registration fees. An 11-month agreement does not require compulsory registration, which is why it is the common format across India — it is renewed with a fresh agreement (usually with a 5–10% rent increase). Registration is still recommended for high-value properties and long-term stays; several states (Maharashtra, Delhi, Karnataka, Telangana, Andhra Pradesh) offer online e-stamping and e-registration.
Stamp paper and notarisation
Stamp duty for leave-and-licence or rent agreements is set by each state — commonly ₹100 to ₹500 stamp paper for an 11-month residential agreement, with some states charging a percentage of annual rent (for example Maharashtra 0.25% of total rent + deposit interest, Delhi 2% of average annual rent). Notarisation is optional but adds credibility for police verification and address proof.
